Continental will customize your service contract to meet your specific needs. Our full service management contract includes:

Budgets

Continental will develop an annual budget for the property. We will advise owners when major forthcoming repairs and indicate which repairs are reimbursable per terms of the lease.

Billing

Our management team handles all billing services. We will invoice tenants separately for maintenance items not covered in the lease or for special work. Our staff completes all operating expense reconciliations.

Accounts Payable

We process all invoices for the property and generate payments.

Account Receivable

Continental will streamline payments and other accounting functions.

Collections

Our in-house collections team ensures timely collection of all past due rents. When necessary, we begin prompt eviction processes and follow the account through the legal process.

Lease Administration

We process all lease abstracts and maintain all lease files. We will provide tenants with written notification of rent increases, lease amendments, lease extensions, and other issues related to leases. Our legal department can prepare these documents upon request.

Operating Expense Pass Thru

We calculate actual operating expenses for tenants according to the terms of individual leases.

Continental provides the support you need to improve operational efficiencies.

Building Inspections

Regular building and property inspections are conducted to monitor vendor performance, ensure compliance with all property rules and regulations, and note property conditions. A formal property inspection program will note and address all deficiencies and plans for corrective action.

Fire Monitoring

We receive all fire monitoring calls and establish procedures for their prompt response.

Routine and Preventative Maintenance

Continental offers in-house maintenance and we maintain preferred customer status with contractors. For routine and preventative maintenance items such as elevators, HVAC, parking lot sweeping, snow plowing, and trash removal. You and your tenants benefit from prompt service and affordable labor.

Service Requests

We provide your tenants with an easy and convenient way to request services online-from electrical, to plumbing, to security needs. Then may also contact us via email, fax, or telephone. We maintain a 24-hour emergency number, so your tenants can always reach us when they need to.

Utilities

We closely monitor utility invoices to ensure that tenants are paying direct, when possible. We handle utility management and bills for vacant spaces. We also check for irregularities in utility consumption.

Construction Management

Continental has the expertise and contacts to manage all of your improvements.

Tenant Communications

We visit the properties on a regular basis and maintain courteous rapport with all tenants, making sure their needs are being met and their business location is as pleasing as possible.

Owner Communication

Our relationship with property owners can be as simple as monthly discussions or as detailed as weekly leasing, collection, occupancy, and property condition reports. We work with you to determine the best management style for your needs and objections.
