Full and Flexible Approach

Once the initial assessment is complete, we arrange ongoing services as you request. Some owners prefer to pick and choose among our offerings, while others like the convenience of a full-service management contract. Again, we settle for nothing less than the highest quality in any service we provide.

Our full-service contracts include the following:

Lease Administration – We prepare and process all lease abstracts and maintain lease files. We notify tenants of rent increases, lease amendments, lease extensions, etc.

Budgets – We provide annual budgets for each property, advise owners when major repairs are forthcoming, and identify repairs reimbursable per terms of the leases.

Billing – Our management team handles all billing services. We also invoice tenants for maintenance items not covered in the lease or for special work completed. Our staff completes all operating expense reconciliations.

Accounts Payable – All invoices are processed and our staff generates payment.

Accounts Receivable – Streamlined to assure payments are received and the value of the property is enhanced and protected.

Collections – Timely collections are made on all past-due rents. When necessary, and with Client approval, we begin prompt eviction procedures and follow the account through the legal process.

Building Inspections – We conduct regular building and property inspections.

Maintenance and Emergency Requests – Owners and tenants both benefit from the consistency of our maintenance services. Our in-house providers and preferred-customer status with contractors ensures prompt service and affordable labor.

We provide a phone line and email address for tenants to use when making routine maintenance requests – which are handled in a timely manner.

In case of emergency, we offer immediate response 24/7. We prepare a site-specific comprehensive Emergency Management Manual for use by tenants, security staff, and other relevant parties.

Fire Monitoring – We receive all fire monitoring calls and establish procedures for prompt response.

Tenant Communication – We visit the properties on a regular basis and maintain courteous rapport with tenants, ensuring their needs are being met.

Owner Communication – Our relationship with the owner is customized according to the complexity of the property or level of detail requested by that owner. It can be as simple as a monthly touch-base, or as detailed as weekly leasing, collection, occupancy and property-condition reports.
