Jim Hendrix, CCIM, serves as associate director in Newmark Knight Frank's office in Columbus, Ohio. Mr. Hendrix has worked with a wide range of clients, from owner-users to national and local firms, over a career spanning more than 30 years. He assists end users, sellers, buyers and developers with the goal of facilitating transactions that are "win-win" and add value to their businesses.

Mr. Hendrix has personally been involved with hotel, apartment, golf course, residential, mixed-use and brownfield development. He has also teamed with a financial advisory firm to raise equity and structure transactions with high-net-worth investors and institutional clients, having been involved with over $75 million in new equity for development. Mr. Hendrix's clients routinely do repeat business, and several have current projects with $100 million to $200 million in capitalization.

Mr. Hendrix has been successfully involved in excess of $2 billion of land, retail, commercial and development brokerage. He was responsible for the consolidation of 11 Ohio Environmental Protection Agency offices into one central location. Mr. Hendrix negotiated a 250,000-square-foot lease involving the Port Authority and floating long-term tax-exempt bonds to finance improvements to the top two floors of the 1.1 million-square-foot Lazarus department store building in downtown Columbus. The outcome was a long-term lease with the state of Ohio valued in excess of $120 million.

Mr. Hendrix also had overall responsibility for the assembly of the largest commercially zoned parcel of land in Dublin, Ohio, for Vrable Health Care. Vrable used the land to develop the highly acclaimed The GRAND Senior Living Community and Post Acute Nursing & Rehab Center. Mr. Hendrix then disposed of the residual 20 acres to Crawford Hoying's neighboring Bridge Street Development. The 2.5 million square feet of mixed-use development includes an AC Marriott hotel, 400,000 square feet of office space, 1,000-person conference center, 740 apartments and 150,000 square feet of grocery, restaurant and retail space.

Mr. Hendrix has had an emphasis on land since entering the real estate business in 1986. He specializes in site location and assemblages for retail, multihousing, senior and single-family development and is involved in all aspects of entitlement. Mr. Hendrix has worked to locate sites for national retailers and developers including Amazon, Auto Nation, CarMax, Covington Realty Partners, Dan Tobin, DRK, Drury Hotels, Exeter, Fairfield, Giant Eagle, GMC, Home Depot, Indus Hotels, JPI, JSDI Celmark, Lowe's, MI Homes, MTB, Pulte, National Church Residence, Preferred Living, Redwood, Resort Lifestyle Communities, Schottenstein Realty Group, Specialty Restaurant Corporation, Traditions of America, Van Trust and Vision Development.

Additionally, Mr. Hendrix represents private and institutional clients, including banks and insurance companies, in the acquisition and disposition of assets. Recently, he was part of the disposition team for a retail shopping center transaction to inland real estate corporation, encompassing several assets in excess of $200 million. He has also been involved with numerous transactions in the suburban market and the redeveloping downtown corridor, including retail and office properties, parking garages and surface lots.

One of Mr. Hendrix's largest and most well-known transactions concerned the Pinnacle Golf Club, a 730-acre development complete with championship golf course, fitness center and 1,600 single-family condominiums. Mr. Hendrix obtained land and gained annexation, zoning and tax-exempt financing for the development's infrastructure. He also secured ground on the front end of this development, the first master-planned community in Grove City, Ohio, for the development of 150 acres of high-profile neighborhood and regional retail space.

Mr. Hendrix has won several industry awards, including the awards for Most Transactions, Largest Transaction and Top Producer from the Columbus Board of Realtors® (now Columbus Commercial Investment and Industrial Realtors®). In addition, his successful consolidation of the 11 Ohio EPA offices netted him the NAIOP Award for the Most Unique Transaction.

Active within Ohio's community of corporate real estate professionals, Mr. Hendrix is a past president of Columbus Commercial Investment and Industrial Realtors®. A Certified Commercial Investment Member, he is also a past president of the Ohio CCIM Chapter.
